      kevinriggle More than one really: That the marketplace's movement towards price growth doesn't encourage mom & pops to consolidate. That there aren't behaviors (like AirBnB) that encourage basically vacancy. That fills of property are occurring in such a way to match level of the market

    kevinriggle There is an easy way to test these assumptions though: a holistic vacancy tax.
